The housing market has recently seen a turbulent period, where house prices around the country have fallen and the market has become stagnant whilst our London capital and other busy economic city’s stay just above board. It is difficult to give the whole country an average as there are so many micro-markets that all perform so differently, so places like the South East may certainly struggle more so than areas like London and other busy economic cities, but the general consensus looks like drop of around 5-10% in some places of the country, with London expecting lesser loses of around -2%.

However, Rightmove (one of the most successful online property portals of our time) are still optimistic about 2012, and feel that we may just get some improvement, and have quoted that those selling a house need to “understand their local market dynamics to help them deliver the right recipe for success”.

It is never an easy decision to sell a house, but if your mind is made up then you will need to prepare yourself ready for the selling process.

1) Clean Up your Property

If you are keen to sell your home, then you will need to make it look good. This may be through simple tidying to redecoration. Any faults in the home need to be repaired and you will need to make an effort on the property’s appeal to buyers.

2) Choose an Estate Agent and Conveyancer

It is always a good idea to turn to the professionals when selling a house, so instruct a local estate agent that will meet your requirements. The agents will be fully marketing your property, conducting viewings and will be the middleman in negotiations. As part of the selling process you will also need to instruct a solicitor to carry out the legal part of buying a new home.

3) Calculate Fees

Selling a house is no free service, and not a cheap one at that! Make sure you know the costs you will be liable for (estate agents fees, solicitor fees, moving costs etc) as this may have an effect on the amount you are willing to accept in an offer.

4) Receiving an Offer

Negotiating an offer is perhaps the frustrating part of selling property, but be sure to consider all the necessary factors before accepting the first offer you receive. Consider the situation of the buyer – do they have a mortgage offer in place, are they in a chain and are they also selling property? Once you have dealt with most of the legal paperwork and have consented to the proposed contract between yourself and the buyer, you will then exchange contracts. 6) Organise Moving Day

Whatever your circumstances (buying another property, going into rented or moving in with parents) you will need to vacate your property on the completion date. In the meantime you will need to start packing up your belongings and organise a removal firm to help you out. It may also be a good time to stat transferring any names from utility bills and other contact details.

7) Completion Day

Selling a house becomes a super success once you have reached your completion date. It’s time to move out (being sure to leave the empty house to a high standard of cleanliness!) and on this day your solicitor will have received the full funds from the buyer, to which you can then hand the keys over to the buyer. You’re selling your home as a FSBO (for sale by owner) and you get annoyed when real estate brokers call you, right? That response is actually reasonable when you are doing all the work to market your property to save thousands of dollars in broker commissions. However, when a “buyer broker” calls, you might want to listen.

Why Listen

This is so we are able to understand what exactly are the functions of listing brokers and buyer brokers. Even though some specialize, the real estate brokers can and do serve both functions.

There are brokers who are interested in listing your home when they call you. What they want to do is market your home for you. For a commission of 6 percent of the sales price, most brokers would list their homes and the amount of commission charged for this service will vary. If your home is appropriately priced above the average price for a home in your area, then this is especially true.

A bonus in that situation would be you get to have someone who is knowledgeable about the process with an interest in getting the deal to settlement. True, they don’t represent you. They represent the buyer, but the buyer wants your home and the broker wants a payday. In short, the buyer broker has incentive to put an oar in when problems arise.

Don’t misunderstand. Always remember that not for one second are we suggesting that you pay more than is necessary to sell your home. At first, take names and phone numbers of “buyer brokers” who call you. Then, if you find you need to, call back the ones who impressed you.

Don’t forget that there is a middle ground between doing it alone and listing with a broker. This middle ground can be worth exploring through buyer brokers if you find that you need to.
